Founded Bullock, Terrell & Mannelly, which later became Bullock Mannelly Partners, with Jay Mannelly in 1984. Mr. Bullock is the principal in charge of investment and finance operations for Bullock Mannelly Partners.

Areas of Greatest Expertise

Specializes in the brokerage, acquisition/disposition, and joint venture financing of commercial real estate, including the arrangement of debt and equity for BMP project development and acquisition. Bullock has directed more than $4 billion in transactions throughout the Southeastern United States and the Bahamas since 2001, with $1 billion of that volume occurring in the last 24 months.

Recent Major Transactions

Partner responsible for structuring a land venture to acquire/develop “Ironstob,” a 25,000 acre land venture in suburban Atlanta. Simultaneously with the formation of the venture, BMP sold approximately 7,000 acres to the department of Natural Resources. BMP acted as principal.

Partner responsible for structuring the equity and Joint Venture to develop Baker’s Bay, a $500 + million high-end exclusive golf club and marina development, including a development of single family homes in the Abacos of the Bahamas. BMP acted as principal.

Arranged equity and joint venture with a major U.S. pension fund for the acquisition and restructure of Regent Partners for a portfolio of real estate assets exceeding $300 million, with assets ranging from hotels, office, residential and land.

Arranged the debt and equity financing for the development stage of the Buckhead Station, a high density, 230,000 square foot retail development on the Buckhead Loop in Atlanta, Georgia. BMP subsequently sold Buckhead Station and arranged debt financing for the purchaser, which was a major German investment group.

Arranged the debt and equity financing for The Crossings at Riverside, a 535,000 square foot speculative industrial development with conventional construction debt and European equity.
